The planning commission Tuesday recommended approval of a conditional use plan submitted by Nesbit Development. Developer Dave Nesbit wants to build a truck trailer displace lot on the Pinto property along Allen Road and Interstate 81. It would accommodate between 350 and 500 trailers and would be fenced in and secured. Access would be off Logistics Drive.“This is a new animal for us. We don’t have any precedence in our ordinance to deal with this type of a plan,” Chairman Troy Truax said. The study issue for the planning equip was how the site would be secured.“I feel a little uneasy not knowing what your security is,” commission member Phyllis Givler said. Nesbit offered no details on security other than the fence.“We’re going to secure this lot,” Nesbit said adding little else. “There’s evolving technology out there and the owner may have his own ideas.”“We don’t know the industry that well.. this would be a good opportunity for the owner to come in and educate us,” equip member Tony Gonzalez said. “We need a little more substance before we have that change and fuzzy (feeling).”Nesbit said he isn’t trying to be evasive on the details he simply doesn’t know.“It’s not a matter of my willingness to put the time effort and energy into it,” he said.“You are asking us to ‘trust us just trust us,’” Truax said. “That’s not how we do business in South Middleton Township.”“This would not be used by random people who are coming in desire cowboys off the interstate,” Nesbit explained.“Our job is to make sure how this thing functions,” commission member Duff Manweiler added. Township Engineer Brian O’Neill suggested the commission could attach a condition to the approval that the developer present an operational plan.“I’m OK at passing this on (to supervisors) as long as there’s a point that we do know the operational plan … while we have some control over it,” Manweiler said. The equip voted to advise conditional use approval of the plan to the board of supervisors which will review the intend at a future meeting and make the final decision.

Morgan’s Crossing will include 121 single-family detached homes and 151 townhouses on the 67-acre Line farm on the west side of Petersburg Road south of Carlisle Evangelical Free Church and across the road from Cobblestone Estates. The farmhouse currently on the northeast corner of the property will be saved and subdivided off from the neighborhood according to the developer. Morgan’s Crossing will be accessed from points on Petersburg Road and through the future Limestone Creek community on South Spring Garden Street. The plan was reviewed by the township planning commission Tuesday for a conditional use. The site is zoned RH (high-density residential). Townhouses are permitted in that district but require special approval. The developer Bill Bashore of Lexington Land Development of Lancaster has agreed to complete a traffic impact study to determine the effect Morgan’s Crossing will have on roads and the intersection of Petersburg and York roads. The neighborhood will be built in several phases with the homes along Petersburg Road going up first. Development will continue west toward the rear of the site near the quarry. Morgan’s Crossing will join 3,000 additional homes planned for the township. Bashore said he’s not worried that the homes will sell.“We’re not intimidated (by the market),” he said Tuesday. “We will have good subcontractors and Lancaster County builders and good prices.”He said the market at the time of construction will determine the prices but he expects homes could start around $170,000. The planning commission recommended approval of the conditional use plan to the board of supervisors which could review the plan early next year.

South Middleton Schools Superintendent Patricia Sanker has something to be thankful for this holiday. It’s not really a core telecoms story but Amazon’s launch of the Kindle wireless ebook this week is interesting nonetheless. The form factor of flare up is not very suited to voice but in terms of the mobile internet it might just be that its successors undergo the potential to set off another assail in the wireless industry, The whole flare up concept seems to undergo met with mixed reactions but I quite like it. Obviously it has to beat the same tangibility problems that CDs did when digital music was introduced - there’s nothing that compares to the ‘feel’ of a real schedule - but when I evaluate about my tiny London flat the bookshelf and all the books that be in it is probably the single biggest piece of furniture. And the books themselves are quite cumbersome to act in large numbers and they be to keep multiplying. So the idea of a single device which stores hundreds of books at a time is tempting. As it is. I can’t remember the last time I took a CD off the shelf either. Everything’s on the laptop so I can call it out through the stereo or put it on the iPod. That said even though my music collection is largely digital. I’ve comfort got all my old CDs. Josh has something of an odd past in the industry. I first heard of him back when he started bring home the bacon with the now-defunct CrossGen Comics as a penciler. He used an alias on the affiliate messageboards to affix insults and derisions of some of the other artists and even managed to reveal some key plan points and company change secrets before the admins were able to figure out who he was. His actions were made public and he was immediately fired. Maybe actions desire that aren’t enough to keep someone out of work in this industry though it certainly made a lot of people lose respect for him. Whoa. I didn’t experience about that early history. It looks pretty unprofessional of him but maybe he’s grown out of it? One can only hope. I can’t back up but like his bring home the bacon though. His blog is a regular stop for me. Heh. I query what the obtain image was for this adjoin. The comic industry is beat of Pros and Publishers who have made serious mis-steps…either you move on or get out. I guess. As a pro with a monthly book it’s best to just act your head down and do your job if you can. If you’re not the source for the drama (being late making excuses sucking at your job) then you’re golden. Indeed. I am friends with each and every one of the artists I worked with back then and count several amongst my closest friends. Our mutual respect for each other has been demonstrated countless times over the years. I’ve been a rotten employee more than once in my career but I’d desire to think I have been a good friend. Thanks Colin and t8trtot for the compliments t8trtot the image posted here is from my adjoin run on New Mutants several years back and was drawn without reference which might explain the wonky proportions. I work with compose but I try to draw first to interpret what I evaluate I see first then correct things later with reference. I believe that helps to hold the energy of a sketch while refining the details. In this case. I probably drew the figure and decided it was close enough or ran out of time and just went with it.

Mike Vogt/IPT CANYON COUNTY — One man died Friday morning after his car collided with equipment being towed by a do work tractor on Middleton Road north of Lincoln Road in Canyon County. As most of you experience. I launched a new Audio schedule last week where I converse Christian Mickelsen about how to set up complimentary sessions that sell your services (). What I want to talk about in today's eZine is why for many people free sessions haven't worked at all. We address this in the schedule but I'd desire to go into more depth here. Giving free sessions to prospects can either be the most useful marketing tool you've ever used or it can be a disaster. It's not unusual for people to give away free sessions right and left and have none of those sessions turn prospects into clients. Why is that? You set up a free coaching or consulting session for instance and in that session you act as if the prospect is a paying client. You sight out about an air they are dealing with and you understand it for them (in person or over the phone). In that session you no doubt come up with a great solution and they will be happy with it. But they probably won't say. "Sign me up for your services!" once the session is done. Because they got the solution they were looking for! Now their focus ordain be on implementing your good ideas not on signing up for more of them. They'll say they'll think about it and get approve to you later. But they usually won't So by offering a free session ironically you have actually sabotaged your efforts to obtain a new client. No query most people furnish up on remove sessions so quickly! You need to evaluate of a free session as a special kind of sales process - one that actually gives more determine than giving away your services. John Byrne of Business Week is discussing his broadcast with Rob Walch of this week. He puts his finger on an aspect of podcasting that I sight useful - the notion of vulnerability. This sounds on the face of it like a contradict attribute. However it reinforces one of the strengths of audio that I have noted elsewhere: its capacity to bridge the formality and informality of learning contexts. A podcasting tutor becomes human and approachable and the ideas perhaps become accessible. Appearing vulnerable is not something that will get all academics racing to the microphone however it does provide an opportunity for those with large cohorts to establish something of their 'real selves' that may otherwise be hard to do. For the student podcaster the issues are somewhat different but the opportunity exists in using the tone of voice to convey the degree of confidence or certainly that they undergo for a particular idea. In other media such as text this would have to be expressed explicitly and quite frankly is not something that many students would believe expressing at all. Given the medium of audio such otherwise intangible attributes are implicit.
